We are a property factor for a number of high rise blocks across the city. Our Written Statement of Services has been produced in line with the Property Factors (Scotland) Act 2011. It describes the service levels and arrangements between us – the property factor, and you – the owner of the factored properties. This applies only to high rise mixed tenure blocks which incudes properties owned by the City of Edinburgh Council.

A property factor is a person or organisation who is appointed by the owners in a block to look after the maintenance and management of the block. The title deeds for properties set out the owner’s rights and responsibilities for the common parts. Having a property factor means the owners have delegated the responsibility of arranging repairs. The property factor has no greater powers, under the title deeds, than the owners have themselves.
This role was carried out by us on an informal basis until the introduction of the Property Factors (Scotland) Act 2011 (‘the Act’) on 1 October 2012.
What we do
As your property factor we will manage the repair and maintenance of the parts of your block and services that are common to residents.
Examples of common parts of a block include:
- External walls
- The roof
- The stairs or common entry
- Lifts
- Utility infrastructure
- Concierge service where provided
- Any common pathway walkways etc.
Your title deeds specify your responsibilities of your own property and the common parts of your block.
Where a common repair is required and there is an estimated cost of £50 or less per flat, we will instruct these works to be carried out without contacting you. This will ensure that most common repairs are dealt with efficiently.
