Work done without a building warrant and expired warrants

If you start building operations without having obtained the required Building Warrant, you may be liable to a fine. Extra costs may be incurred to make available areas of work for inspection. Not having a Building Warrant may affect your ability to sell your house or commercial property.

Any work carried out without a Building Warrant.

You can submit your application online at the eBuildingStandards website using the above link and creating an account. Drawings, specifications and a fee will be required to enable you to submit your application.

Work that doesn't require a Building Warrant but should still comply with regulations.

Apply for a property inspection

A Building Standards Surveyor will contact you to arrange an inspection within 14 days. We will then inform you of the outcome of our inspection.

Building Warrants that have expired.

You have a Building Warrant but not a certificate of completion.

Apply for a confirmation of completion

Minor building work to a house or flat, without a Building Warrant, such as general internal alterations, new/altered kitchens/bathrooms, removal of walls, new walls, new openings, patio doors etc.

Large building work to a house or flat, carried out without a Building Warrant, such as extensions, attic conversion, conservatories etc.

Any building work to a commercial property carried out without a Building Warrant.
